Coolidge at Sudbury
The Coolidge at Sudbury is a newly-built “55 and better” community financed with Low-Income Housing Tax Credits. Barkan Management was engaged by the developer, B’nai B’rith Housing New England, to initially provide consulting services and open the community. A second phase comprised of 56 additional units is projected to open in 2019. Our Affordable Housing Group partners with developers and brings their expertise and resources in marketing and leasing, resident qualification and selection, resident services, program compliance and a sterling track record in the management of more than 25 affordable housing communities.
Abbot Mill was originally built in the 1870’s and is going through a multi-phase redevelopment process. Barkan Management was initially engaged for start-up consulting, leasing and management when the first phase opened with 131 loft-style apartment homes and six commercial spaces. Despite entering the market during the post-recession era, we worked creatively with the developer to bring it to success. Next came the Millworks Sports Complex which is a resident amenity as well as being a commercial fitness center. We are now working with the developer on 102 additional apartments featuring many of the original mill finishes, which we expect to assist in opening in 2018.
100 HarborView Drive
This 249-unit condominium located in Baltimore, Maryland came to Barkan Management in 2013 with a significant amount of deferred maintenance. Barkan jumped right in, assisting the association in obtaining an $8 million loan and then serving as the owner’s representative in a $10.2 million construction project which included replacement of the roof and the rooftop HVAC equipment, façade repairs and a complete interior renovation.
Barkan Management’s partnership with Jamaicaway Tower & Townhouses has spanned 18 years. This 283-unit cooperative includes both a 30-story tower and 14 townhomes on the edge of Boston. Barkan has continually worked with the board to balance the community’s imperative to be as efficient as possible, while also undertaking major capital repairs and architectural restoration.
Since long before the Big Dig and the Rose Kennedy Greenway made the neighborhood so desirable, the 40 stories of Harbor Towers have stood attractively on the edge of Boston Harbor. Barkan Management has managed the property since 1997 through tremendous disruptions and change. As a pair of 45-year old towers containing 624 condominium units, the capital replacement projects are complex and require extensive coordination with residents, elevators, and parking. Barkan Management is particularly proud of our work in the coordination and administration of a $20M window replacement and $74M building systems rehabilitation project which required multiple entries into each of the units.
Twenty Two Liberty
Twenty Two Liberty is a 14-story all glass tower that is setting the standard for modern ultra-luxury living in Boston’s hot Seaport District. Barkan Management began working with the developer two years before opening to create the staffing plan, lifestyle services program, and operating budget that were essential in presenting the image of this development. As construction finished our role expanded to pre-occupancy consulting and ultimately full-service management. Barkan Management’s role will expand with the opening of 50 Liberty in the first quarter of 2018.
North Farm Condominimum
North Farm is a 300-unit townhome community located on the coast of Rhode Island. Amenities include a large swimming pool, a beachfront clubhouse, an arboretum with pergolas, meadows of wildflowers and spectacular views of Narragansett Bay. Barkan Management was initially engaged as a consultant to evaluate the self-management operation and determine needed capital repairs to roofs, siding and decks. We found this property was in poor condition, plagued with deferred maintenance, disgruntled unit owners, depleted reserves and plummeting market values. The board of trustees committed to a turnaround plan centered on full-service property management by Barkan Management. Within one year we had developed a comprehensive $4.6 million capital repair plan to address the aging infrastructure. We worked in partnership with the board for two years to win the approval of more than 70 percent of owners to proceed. As a result of well-negotiated contracts and favorable financing terms, all the envelope work was completed on all units on-time and on-budget. Today, the property is adequately funding a reserve and market values have increased dramatically.
Located on the Boston waterfront, this mixed use community is comprised of 130 unit luxury condominiums, a 410 room hotel, retail, parking and extensive public access space under a Primary Condominium. Barkan Management was engaged by Extell, a New York based developer to provide pre-construction consulting, work collaboratively with senior representatives of the Intercontinental Hotel & Resorts and open the project in November of 2006. Barkan has enjoyed a long relationship with this community and currently manages the Primary Unit and Residences.
